How Often should fire doors be inspected?

Fire doors must be kept in effective working order under the Fire Safety Order and the Fire Safety (England) Regulations 2022. Inspection frequency depends on building type and door usage:

High-use doors: every 3–6 months
Low-use doors: at least once a year

Residential buildings over 11m –

  • Common-area fire doors: every 3 months
  • Flat entrance doors: every 12 months

Is it a legal requirement to have fire doors inspection?

Yes. The law requires the Responsible Person to ensure all fire doors are properly maintained and operating as intended. In residential buildings over 11 metres, inspection frequencies are legally defined under the Fire Safety (England) Regulations 2022.

Having fire doors inspected by a third-party certified assessor — such as EPS under the BM TRADA Q-Mark Fire Door Maintenance Scheme — provides verified proof of competence and clear evidence for insurers and fire authorities.
